Annnd, we’re back! After a slow start to the new year, transactions and company movement started heating up in February. As always, we’ll bring you up to speed on current events in the space industry and how they may affect the commercial real estate world.
One last thing, you may have noticed my new email address. Proud to say, my colleague, Ted Simpson, and I have founded a brokerage, Commercial Real Estate Advisors, or “CREA,” as we’re calling it. We keep it simple around here.

FEBRUARY REAL ESTATE HIGHLIGHTS
Phase Four subleases Hadrian's Hawthorne office at 12605 S Van Ness Avenue. As noted in our inaugural newsletter, Hadrian leased 100,000 SF in Torrance about six months ago. (Scroll down to see some pics of Phase Four’s space!)
Exosonic opens its first office in central Torrance and raised a seed round of funding. To learn more about how Exosonic is making its mark on supersonic aviation, check out their website: exosonic.com.
Vast acquires Launcher. Launcher occupies 20,000 SF in Hawthorne. As highlighted in our last newsletter, Vast recently relocated and greatly expanded from a 3,000 SF office in El Segundo to a 100,000 SF space in Long Beach. Vast emerged from stealth last fall with a plan to build space stations that featured artificial gravity. (source: TechCrunch)
Terran Orbital Corporation, publicly traded, announces a $2.4 billion contract to design and build 300 communications satellites for Rivada Space Networks. Terran Orbital Corp is headquartered in Boca Raton, Florida but has over 100,000 SF of office and R&D space in Irvine, California. (source: CNBC)
Freeform, a new metal 3D printing company, has emerged from stealth and is planning to launch software-defined, autonomous printing factories around the world. To date, they’ve raised $45M from investors such as Two Sigma Ventures, Threshold, and Founders Fund. Started by a former SpaceX engineer, Freeform occupies approximately 25,000 SF in Hawthorne. I’m sure many of you are familiar with Jeff Burke’s Substack. And I’m sure you’re familiar with “The SpaceX Effect.” But have you seen this graphic? I pulled the below pic from a November post of Jeff’s. It’s an easy way to comprehend the massive influence SpaceX has had on the (pardon the pun) space it occupies in the world.
